Selling Methods  

We offer several ways to sell your home:

Competitive Bidding

Our preferred way to sell most properties is using a live onsite auction.  This method of marketing typically will generate the highest net price to our clients in the shortest amount of time.

Some clients will prefer to list their property with us to start and if it doesn't sell, can shift into our competitive bidding format.

Because we feel confident about our system of selling using competitive bidding, we can offer a performance guarantee that basically promises that your mortgage payment will be paid (or $1,000 - whichever is more) if we can't sell your property in 30 days at a price acceptable to you (Certain conditions apply).  We also will not charge you a commission or any marketing fees.


  • Properties are listed in the Multiple Listing Service (MLS) for no more than a 90 day period.
  • Appropriate advertising and open houses are done to assure maximum exposure to the buying public is accomplished.
  • We offer a sliding commission scale based on how long it takes to sell your property      
              30 days or less................. 4 1/2%
31-60 days........................ 5%
61-90 days........................ 5 1/2%
*3% of the full commission will be paid to the buyer's broker.

Short Sale

If you owe more than your property is worth and you are not financially able to make your mortgage payment, we can attempt to do a short sale.

Basically a short sale is an agreement with your mortgage lender to discount the mortgage balance in lieu of foreclosing on the borrower.

We have trained negotiators to help streamline the process and you will have access to our state of the art online bidding process to secure a buyer as quickly as possible.
